Our saying this week translates to how ‘focusing on the positive diminishes the impact of negativity’, i.e. turn every negative to a positive, as we often say. And yes, we know, it is often easier said than done…
The Budget, the words on everyone’s lips - what can we say…
We do not generally site an opinion, nor write to the effects of the Budget or Politics on our property market, and we are not going to do so now - it has all been said… Only to say, that those who know and love Main Beach will realise that this rare piece of ‘paradise’ is in ‘high demand and is scarce’, so we believe that like any precious jewel, our property market will continue to see the ‘gentle’ incline in prices that we have been seeing over the past 2 years since the ‘Bubble’ (as we called it) caused by the pandemic – who would have thought…
Whilst the market has, over the past couple of years, been quieter through the winter months and at times ‘stalled’, we have continued to achieve good inflation in property prices for those who have time on their side – days on market certainly increased over those periods.
Remembering that we have a premium ‘lifestyle-driven market’, rather than those investors looking for an immediate return on their investment. Many of you would have heard me say over the years, Main Beach, is a ‘lifestyle’ choice… Yes, where once our ‘lower end’ of the market may have been an investment choice for ‘capital growth’ potential, that has not been the case now since our prices doubled after the pandemic. Those properties are now ‘entry level’ purchases for first home buyers, or those wanting to re locate to Main Beach from all over Australia and overseas.
In brief - in the past, high-end coastal markets have weathered significant tax and policy shifts, and it would appear that there is little in this budget to suggest that Main Beach will perform any differently…

In Sales this week - we have one New Listing and 2 New Contracts since our last Newsletter.
Our new listing is a superbly renovated 3-bedroom apartment, again scarce, in the very popular ‘De Ville’ apartments – directly across the road from the beach and the iconic ‘Pavilion’. The apartment is not ‘high in the sky’, however, the ‘never to be built out views’ must be seen to be appreciate, as is the case with this beautiful apartment. Again, available by private inspection only at this stage, with photographs available upon request.
We have featured below Villa 1, 44 Tedder Avenue, Main Beach, which we mentioned last Newsletter. It will be of interest to those looking for low maintenance ‘space’, luxury and style! As many of you will be aware, they (the developers of years gone by) did not provide Main Beach with homes, whether it be a house, a Villa (duplex) or an apartment with 4 bedrooms, so they are somewhat rare. I recall my first encounter with these particular Villas, when I went home to my husband and said, “I have just found our new home, it is like being in Italy” – true story… We did not require the space, so I am not the proud owner of one of these beautiful Villas. Both of our new Contracts are not yet unconditional, so ‘unmentionable’ for now, however, they have been amongst the highlights of our week, due to the buyer’s enthusiasm at finding their ‘new home’, which is very satisfying from our point of view. As we all know – it is how you feel when you walk in the door…

We have posted below another ‘snippet’ in relation to the Vinnies CEO Sleepout, not as a fund raiser, however, by way of explanation, as recently we posted our fund raising for the Vinnies CEO Sleepout on the Main Beach Community Board. Our post received a very negative comment from ‘a follower’ of that page. I was shocked at the lack of knowledge and understand of the purpose of the Sleepout and did not know how to respond, so I sought the assistance of Colin Wheeler, the Co-Founder of the Vinnies CEO Sleepout, and a local friend who encouraged me to join the cause some 10 years ago. I have included Colin’s response below by way of clarification for others who may not ‘understand’ our purpose.
We do understand that many people are ‘struggling’ financially these days, and we are not asking for donations here, just an understanding of why the cause is an important one!

Vinnies CEO Sleepout
Colin’s response to the recent post on the Main Beach Community Board:
"You may wonder why you would support the Vinnies CEO Sleepout when you see camps of ‘homeless’ visible around shopping centres and beach suburbs, often drunk or drugged hassling passers by?
These aren’t the people that Vinnies support, in fact, they don’t wish for support, generally it’s a lifestyle they make for themselves.
The 3 main groups that make up a Vinnies ‘client’ are as follows:
1. Women over 60. Often divorced, no superannuation and living off the generosity of family and friends
2. Domestic Violence victims. Very common for a wife/mother to escape abuse, grab the car keys and live for a time, with kids, in their car.
3. Kids under 18. Family issues or violence at home, they are couch surfing until their welcome wears out
St Vincent de Paul is largely a volunteer organisation that believe in giving a hand up, NOT a handout. They perform unbelievable work in an environment I wouldn’t wish to be in. Every call is a cry for help and they take 80 calls a day here on the Gold Coast!
So, I can help make a difference by sleeping out for 1 night which raises money for Vinnies to provide something we take for granted, a safe place to sleep. 99.9% of the money raised goes to building homes.”
