Whilst looking for a “catchphrase” for one of our listings in the early hours of this morning – thinking of ‘easy living’, ‘low maintenance’, I asked my friend “Google” and I came up with some great sayings about living – one of them our heading today… So, whilst not appropriate for the purpose I was requiring, it did ‘spark’ me into a Newsletter, which was a must this week to ‘Feature’ our New Listings we mentioned last week…
The catchphrase was not for any of them and was in fact for a beautiful home we have for sale in Bauer Street, Southport, which has been on the market far longer than expected and other than the ‘excuse’ that most agents use – ‘it’s the market at the time’, we have no reasoning … All evidence confirms the ‘price is right’ including buyer feedback… As I often say to our clients ‘if we have buyers on the ground debating the price and putting forth offers, then the ‘market’ is dictating the price… In this case, no one is arguing the price, the home has just not suited those buyers who have viewed for a variety of personal reasons. We are looking for either an ‘older couple’, as the Sellers are, who wanted a low maintenance home with the convenience of ‘locale’ – walk or ‘buggy’ to the shops, light rail, doggy park, etc. Or a busy family – isn’t that all families these days… Or even a couple or single who are looking for lifestyle and space, with ‘rooms’ for visitors and amazing outdoor entertainment area… You never know, who knows who and you may just be in a position to assist our Sellers with their move back closer to their family – we always appreciate all the assistance we can get… Is that not what ‘Communities’ are all about?
This week’s theme was to have been about just that, once again, as our Village is starting to ‘blossom’ - the positives, rather than the negativies, i.e. over development – for next week now – so watch this space, as we say. Those who know us, know that we only focus on the ‘positives’ and somehow we always find the positives outweigh the negatives…
In Sales this week, we do have another ‘secret’ to sell, and as you are aware, we have done it before… A 3 bedroom, 2 side by side car spaces, with great never to be built out ocean views – we are aiming to achieve $3.3 million and given recent sale, we believe we have the price right. Yes, I am fishing, as this will only be sold ‘off market’ or not at all and I mention the price guide with the consent of the Sellers, as I do not want to waste anyone’s time. So, thank you for understanding…
Other than that, we have three of our 6 New Listing mentioned last week, featured below. We have also featured our Bauer Street Home, which will be open to view this Saturday between 12:00pm and 12:30pm. Apartment 5 Calais will also be open for inspection on Saturday between 10:30am and 11:00am and is one not to miss.
This week we also have a New Contract on one of our ‘off market’ sales, which we will report on once it is unconditional.
Also, this week we have had 2 Settlements, with Apartment 2 Royal Surfrider settling on Tuesday and a very quiet Contract for one of my family in Brisbane – who said we cannot sell outside of the Gold Coast… Congratulations to the Sellers and thank you for the privilege! Congratulations also to the buyers, without whom, we would not have a Sale, so thank you! Also, thank you Carmen who worked with me on the sale!
