Over recent months we, MBPS, have learnt of the “Reach”. After only 15 years in Real Estate Sales I queried what is this “Reach” that Sellers are now speaking of – strange we have not heard of it before... Over the years of specialising in Main Beach and Paradise Waters, we have presented many Listing Proposals to Sellers, and they have chosen their preferred agent – at times, of course, we have not been that agent... As my dear Dad used to say “It's not whether you win or lose, it's how you play the game"... We always felt we were on a level ‘playing field’ so to speak with other agents, although always striving to present our ‘point of difference’ - our honest open approach, ‘sold on integrity’, etc.
Sadly, we have now learnt that is not necessarily enough. Whilst it counts for those who know us, others are being ‘sold on the Reach’ of the franchise agencies, i.e. access to the franchise’s database... Some Sellers appear to be ‘blindsided’ by that “Reach” without realising that we all have the same ‘Reach’ through Realestate.com.au and Domain.com.au. Others of us have the added ‘Reach’ of the shop front, with passing trade... A little like ‘online’ shopping is closing down shops – some do not see the value in a shop front presence for Real Estate...
The meaning of our saying this week, according to my friend Google, really sums it up – “it encourages individuals to focus on their conduct, integrity, and the positive experience of participating, rather than solely on winning or losing”. Whether it be in sport or in business, it applies to life...
Speaking of my new favourite word, the ‘Reach’, we would like to sincerely thank all of you who so very kindly donated to the 2025 Vinnie’s CEO Sleepout. The MBPS Team raised $8,976 – THANK YOU! Below are photos of our participants heading out to the stadium and our ‘camp’ for the night. We may not have had much sleep, however, we had lots of ‘giggles’, not the least of which was when someone likened us to the ‘Jamaican Bobsled Team’ after noting the colours of our sleeping bags... We are already taking orders for sleeping bags for those who might like to join us next year...
The 2025 Vinnies CEO Sleepout on the Gold Coast has raised $732,486 to date, as a result of the generosity of many, not only in dollars but in hours and manpower! See a snapshot of the results HERE. Fundraising continues until the end of July, so for those that are in a position to do so and have not yet had an opportunity, please help Vinnies reach their ultimate goal of $1 million to buy land to build housing for the homeless... What an amazing job Vinnies and all of their volunteers and fund raisers do!

The past fortnight – yes, a fortnightly Newsletter, once again...
Apartment 17 Sainte Maxime is now under an unconditional Contract of Sale, so considered SOLD! The property attracted a lot of attention and once it was list with a ‘price’, $1,777,777... We would like to congratulate the Sellers and thank them for giving us the opportunity to sell the property through a ‘joint exclusive’ – not something we would generally get involved with, however, we were very keen to assist as their chosen ‘local’ agent. Congratulations also to the Buyers, who appreciated the ‘value’ of the property that had been held by one family for 23 years.
Another ‘habit’ Real Estate Agents are getting into is listing properties without a price, which can be very frustrating for Buyers who are genuine, however, have difficulty assessing a properties value, particularly in the case of ‘Auction’ or ‘Expressions of Interest’ campaigns, without price guide... We endeavour to always place a price on our listings when going to market. Although, we will often sell ‘off market’ with a price guide.
The Contract of Sale on Apartment 2 Kings Row South settled this week. We would like to congratulate the Sellers and Buyers! Also, Michelle and me, who brought the parties together.
Featured below is Apartment 46 Xanadu, one of our ‘Off Market’ listings, which has at times proven difficult to gain access to view, given that it is heavily booked in the Holiday Pool. We are featuring this week as there is a window of opportunity to view over the next few days until Sunday midday... So, please contact us for further details or to arrange an inspection.
