I found and appreciated this saying some weeks ago and now as I am considering how it is appropriate to include in our Newsletter, I turn to ‘ignorance is bliss’. This is because I am currently considering listing an apartment of my own for sale and if it had not been for our ‘ignorance’ we may not have bought, yet it has been one of the highlights of my life in that it is the reason I am here in Main Beach today. We bought a ‘holiday lock up’ and never went home... True story! However, if we had knowledge and listened to others we may have said like many do “I am only looking in residential only, not holiday let buildings” – we did not know there was such a thing, when in 2006 we come back to Main Beach in search of a part-time home. We viewed Xanadu, looked at each other and said, ‘this is it’, without giving it another thought or doing all the research we do today, it became our home. The rest is history, as they say...

So, as I say to many a buyer, do not have ‘blinkers on’, be open to wherever your ‘heart’ takes you! It is, as I often say, ‘all about the feel’...

In saying that, it is no doubt “knowledge” is the vehicle that will change your life... I have in recent times learnt of a ‘tax’ rule, that certainly I was not aware of. It is included in the “Main Residence Exemption”. If, for example, you have rented a property that was initially your home, i.e. it had not been rented by you previously, it can remain your “main residence” for Capital Gains Tax purposes for up to 6 years from the time you moved out, regardless of whether you have been letting it in the meantime... We, of course, cannot provide financial advice, so please seek independent advice, or speak with the ATO.

Now, I may not sell at all, as I have also learnt via the ATO website that I can either leave vacant or move back in and the “Main Residence Exemption” continues to apply...

Again, speaking of ‘knowledge’ - of late it seems I am talking us out of ‘new listings’... I know, it seems strange, given that is what we are said to be all about ‘seeking new listings’. However, on two occasions in recent weeks, I have been approached by property owners to appraise their homes, as for a variety of reasons (generally family) they are being encouraged to sell. They “love” their homes and do not really want to sell – so I say “why sell” – perhaps “XYZ” is a solution... Again, certainly not providing financial advice, but simply ‘facts’, e.g. ‘knowledge’. As my dear husband used to say, “We might not make much money, but we do have a lot of fun!”

I have been rambling, over a glass of red again...

We have in fact got ‘news’... We have two New Listings this week –

Featured below is ‘Silverpoint’ offering 225sq of living and balconies, with 2 large living rooms, 2 bedrooms, with potential for a 3rd, 2 bathrooms and 2 car spaces. I have also featured above a photography of our Director of First Impressions, Wendy, who has been on leave over the Christmas break and is being missed, not only by the MBPS Team, however, the Main Beach Locals and many of our ‘canine’ friends... She and her huge bright smile will return to the front desk of MBPS next Saturday, 21st of January! She is pictured here on her birthday with her gift – no, she did not get to keep the “1929 Rolls Royce”, however, she did enjoy the drive around the beautiful New Zealand countryside in what she described as “this beauty”...
